Join us for an eye-opening and informative Lunch & Learn with David Thurston, a seasoned real estate attorney with nearly 30 years of experience in the title industry. Representing Admiral Title, David has seen just about everything that can go sideways—or completely off the rails—when it comes to real estate transactions. In this session, David will walk us through real-life examples of unusual and unexpected title issues that have come up in various transactions. From mystery liens and missing heirs to boundary disputes and forgeries, you’ll gain insight into how these challenges arise, how they’re resolved, and how you as an agent can spot potential red flags early in the process. What You’ll Learn: - Common (and uncommon) title problems that can delay or derail a deal - How title companies investigate and clear issues - What agents can do to avoid surprises at the closing table - Tips for educating and preparing your clients Whether you're newer to the business or a seasoned agent, this session will sharpen your understanding of title complexities and strengthen your ability to guide clients through challenging situations.
